Dollar combo stores go big in small town


A local investor/ developer paid $3 million for  12 acres at the southwest corner of Airport Boulevard and N. Davis Highway in Pensacola, FL. according to Kenny Nichols of Vallas Realty. The buyer plans to develop a brand name hotel on part of the acreage and a multi-family project on the remaining property, according to Nichols. The commercially zoned land is near Cordova Mall and Sacred Heart Hospital.

Total Quality Logistics, TQL, is expanding its office space to 22,000 square feet at Spanish Fort Town Center at the intersection of Interstate 10 and U.S. 90/98 in Spanish Fort, according to Leigh Dale Younce of SRS Real Estate Partners. Younce worked for the landlord, Cypress Equities. Justin Toomey of SVN represented TQL.

The Ride with Pride gas station, Gulf N Gulf, at 3665 Gulf Shores Parkway and West 36th Avenue in Gulf Shores will be replaced with a new CEFCO station, according to city planners. CEFCO plans to build a 6,000-square-foot convenience store with gas pumps on the 2.38 acre site.

The Family Dollar and Dollar Tree combination store has leased a 12,000-square-foot building at 185 S. Alabama Ave., in Monroeville, according to Leigh Dale Younce and Martin Smith of SRS Real Estate Partners, who handled the transaction. There are almost 300 combination stores opened in small towns in the U.S. and more are expected.

Developers are seeking city approval to build a four-story, 63-room hotel called Cobblestone Hotel at The Wharf at 23299 Wharf Lane in Orange Beach, according to city planning. The Wharf is a mixed-use entertainment, retail and dining destination along with hotel and condo accommodations off Canal Road in Orange Beach.

Watch for The Play House, an indoor children’s exploration and learning center, to be opened in the future at 2500 Dauphin St., in Midtown Mobile, according to city planners. Business owners Alexandria Rousos Theris and Monica Cook received approval for  the property to be rezoned from single-family residential to B-1, buffer business district. It sits at the northwest corner of Dauphin and Hurlbert streets.

Pre-sales are under way at the planned Bayou Sunrise condominiums overlooking the Gulf State Park bayou at 840 Gulf Shores Parkway near Waterville USA in Gulf Shores, according to Frank Malone of Bellator Real Estate & Development. So far, 12 of the 16 units are reserved and construction is expected to start next year. The 1,400-square-foot, two-bedroom, three-bath units with bunks are priced at $529,000. A five-bedroom, four-bath house will also be built at the site and is priced at $899,000. Ken Crabtree of Signature Properties is also marketing the project.
